Should You Repair or Replace Old Wood Windows?

DIRECT ANSWER:

Older wood windows should be evaluated individually before replacement. Some windows with localized deterioration, damaged wood components or finish problems may be candidates for repair, while extensive deterioration or functional requirements may make replacement more practical. The sash, frame, sill, trim and surrounding conditions all matter.

A BAD WINDOW PROBLEM DOESN'T ALWAYS MEAN YOU HAVE A BAD WINDOW.

Before removing original wood windows, determine what actually failed.

The sash?

The sill?

The frame?

A particular component?

The finish?

The surrounding building?

The answer matters.

LOOK AT THE ENTIRE WINDOW ASSEMBLY

Evaluate:

Sash

Rails

Stiles

Sill

Frame

Trim

Joints

Glazing-related conditions

Hardware

Surrounding woodwork

LOCALIZED DAMAGE IS DIFFERENT FROM SYSTEMIC DETERIORATION

A damaged sill or isolated wood component does not automatically mean every window component must be replaced.

Determine how far the deterioration extends.

WHY OLD WINDOWS MATTER TO OLD HOUSES

Original windows can contribute to:

Proportion

Exterior character

Interior trim relationships

Opening dimensions

Architectural rhythm

Replacement changes more than the glass.

WHAT ABOUT ENERGY EFFICIENCY?

Energy performance is important, but it should be evaluated as part of the complete building and window system.

Do not assume that window replacement alone provides a particular financial return or energy savings without project-specific analysis.

WHEN REPAIR MAY MAKE SENSE

Consider evaluation for repair when:

Damage is localized.

Important original material remains.

The windows contribute to architectural character.

Custom replacement would be complicated.

Individual components may be repairable or reproducible.

WHEN REPLACEMENT MAY MAKE SENSE

Replacement may deserve consideration when:

Deterioration is extensive.

Required performance cannot reasonably be achieved.

The assembly is structurally compromised beyond practical repair.

Other project requirements make replacement appropriate.

Frequently asked questions

CAN ROTTED WOOD WINDOW PARTS BE REPAIRED?

Some localized deterioration may be repairable or components may potentially be reproduced, depending on condition.

SHOULD ALL OLD WINDOWS BE REPLACED?

Not solely because of age.

CAN OLD WINDOW COMPONENTS BE RECREATED?

Potentially, when sufficient information or surviving examples exist.

ARE ORIGINAL WINDOWS IMPORTANT IN HISTORIC HOMES?

They can contribute significantly to a building's architectural character.

BEFORE YOU REMOVE IT, LET US SEE IT.

Original doors, trim, molding, built-ins and architectural woodwork may be difficult to replace once they are gone. Send Lloyd's photos before making an irreversible decision.
